1. MAIN STRUCTURE
The main structure is reinforced concrete in accordance with the Cyprus anti-seismic
code.
2. INSULATION
A damp proof course (DPC) is fitted under all ground floor walls, and the ground floor
slab will be laid on a damp proof membrane (DPM).
3. WALLS
All walls will be built with insulated block (YTONG)
• Interior walls will have thickness 100mm and External wall will have thickness
200mm
• All external surfaces of columns, beams and walls will be covered with 50mm rock
wool sheets for higher thermal insulation.
4. PLASTERING & PAINTWORK
• All external walls with the rock wool sheets are covered with two coats of rendering
and finished off with final colour coating.
• All interior walls are covered with one coat of gypsum rendering, two coats of fine
smooth finished plaster and three coats of colour paint.
• Fair face concrete ceilings are brought to a smooth finish with two coats of fine
plaster and three coats of colour paint.
5. WOODWORK
All doors and units are imported from reputable European manufacture with high
quality of mechanism and choice of colours and finishes.
The entrance doors from high quality security door and the internal door and frame
from laminated wood with the choice of colours and finishes. All the units from all the
units of the kitchen, wardrobes and same units in the toilets high pressure laminated
wood or lacquer with the choice of colours and finishes.
6. FLOORING

10. ELECTRICAL INSTALLATIONS
Strictly following the Electricity Authority of Cyprus regulations for all the electrical
installations, special care is taken to equip all our apartments with convenient power
outlets and lighting points for ample lighting in all rooms. Telephone outlets are also
conveniently installed in most rooms. Additionally the following conveniences are
standard in all apartments:
• TV outlets in the open plan living room with dining area and kitchen in all bedrooms.
• Doors answering phone.
• Exterior lighting.
• Security system.
• Smoke detectors.
• Controlled sockets for all the electrical appliance, washing machine, dishwasher,
refrigerator extractor fan, cooker and oven.

11. MECHANICAL INSTALLATIONS
11.1 PLUMBING
• Solar heater with heat pump as a back up unit, with 200 lt. hot water tank, with
electrical immersion heater and cold-water tank of 1200 lt.
• The solar panels and water tanks with hot and cold water and pressure pumps are
positioned on the roof in a specially designed area with minimum visibility for
aesthetic reasons.
11.2 AIR CONDITIONING / CENTRAL HEATING
• Electrical power points and piping for the installation for split units air conditions are
available in all rooms except bathroom and toilets. All the air conditions units are
imported from reputable manufacture with all the European certificates and
standards.
• Under floor heating will be installed with separate zones, according to the
architectural drawings and heating the under floor heating and hot water for the
apartments, would be procedure by solar heaters with a back up of the heat pump.
11.3 SEWAGE
• It will be constructed with high quality of materials and standards. Pore hole to
storage the rainwater and connection to the main sewerage system of the area.
12. EXTERIOR GROUNDS, PARKING AREAS
• Top soil will be provided for garden to be planted. The drive-in and parking areas
should be covered with pattern concrete.
13. FENCING & GATES
• Glass balustrades to all balconies.
• Concrete wall to be used for fencing the perimeter wall.
• Metal gates with electric gates for the car entrances.
